. tremendous amount of energy has been spent on the pier sites. just to show you what is sort of the general zoning restrictions on this site, you can build up to about 100 feet high with relatively small tower-type footprints above a podium. this allows itself to about 600,000 square feet of area that we could build up to. but we didn't find this very appealing. we found it very problematic. so, we are so far exploring designs that have about 100,000 square feet less than what might be allowable. we are also minimizing the height of the podium down from, it could be about 100 feet down to around 50 feet. and we're trying to compress the rest of the activities that are necessary for the site to create the appropriate cost model into a smaller footprint. some people calm them towers, but they're relatively low and certainly lower than the adjacent structure that are nearby, for example, the water mark. we understand the concerns and we're trying to work through that. there is a workshop tomorrow night. we're going to get feedback on. this we're going to try and work with that feedback to see

the outline of the existing pier front as it is today. these are just some outdoor uses we're planning for the open space. the open space is about 7 acres. to put that in context, the amount of open space being provided by this project that is publicly financed is about four union squares in size. so, if you open the union square, you stick four of those next to each other, that's how much open space is being provided. all around the waterfront, every edge of the pier will be provided direct maritime use, fire boats, ferry, a docking facility, the water taxi, and human-powered launch, craft launch area to the south. we are situated in a very interesting location. in some ways, more integrated to public transport than even at&t park. as the transbay terminal is finished, you'll see here that it's equidistant to many of the facilities being planned there. about seven ways to get to the site. * in addition to cars which are obviously are hoping will not occur. there are a number of public transpour venues we are designing this project around. we are providing bicycle routes and pedestrian

on piers 30 to 32 and seawall lot 330, and update on the waterfront transportation network assessment. >> thank you. and the sponsors are supervisor jane kim and president david chiu. so, we're joined by supervisor jane kim on this item. supervisor kim. >> thank you, chair mar. thank you for agendizing this hearing today. as many of you know, last wednesday at the budget finance committee, we considered the fiscal feasibility of the pier 30-32 project which includes a potential arena with our warriors team back here in san francisco. the committee did determine that the project is fiscally feasible, but as many of you know, we do have a lot of concerns in the neighborhood as we move through this process. and, no, i called this hearing to readdress one of the current concerns that we've heard the most often regarding this project which is transportation. this hearing is the first of multiple hearings that i have requested to give the board periodic updates on the proposed golden gate warriors development project. this first hearing is just an informational hearing to consider the initi

and park locate and is improvements to pier 48 currently estimates at over $2 million in current $2,012 and this infrastructure is really needed to unlock the value of this site for the port and for development. very significant this would be an entirely new city neighborhood with significant economic development for the city as a whole and 5,000 construction jobs and over 7,000 permanent jobs on the site and 10,000 jobs regionally with up to 2,000 new residents so erail mentioned the fiscal analysis that we would do through fiscal feasiblable report to the board of supervisors prior to environmental review and the draft fiscal feasiblability for this probability indicates a 9 million-dollar tax benefit to the city after the cost of the city services and this is after netting out the property tax increment that we would capture through the i f b and so this is really coming from gross receipts tax and sales tax and other tacks that would continue to flow to the general fund. and elane mentioned the idea of excess tax increments and after the project needs are paid there is up to on

photographs of the ferry building with all the piers in place. the ferry building went through the 1906 earthquake. how badly damaged it was it? >> just the clock tower was rendered on safe or compromised. -- it was rendered unsafe or compromised. they had thought about taking the clock tower down, but it has remained largely intact. >> we will talk more about the clock tower later on. it is beautiful. somehow or another, this big platform got built. do you know approximately when? >> in the 1970's, the park came in. they built the platform. it building and underneath this platform and across the bay. >> this was developed as part of the bart transportation strategy? >> correct, and the park construction at that time. >> it is not on this plaza, separated a little bit, let's colligate e -- let's call it gate e. >> it is adjacent. it them every now and then i talk to people who are out of town and people say where is the giant ball park. i say that it is next to pier 40. they make the assumption that it is next to pier 39, but we know that is not true. the numbering is bob and even. it -

access and bicycle way that is proposed right around the perimeter of the piers and then in blue lines that depict some of the major ways of accessing up into the entry plaza for the primary entry into the arean a there is a second entry at the lower level for events non basketball events and that will provide an alternative way into the arena. now we have been studying the egress out of the venue very carefully because when people arrive to an event it's over a longer time period. they're flowing in in a less congested way over a greater length of time, but when they leave an event they want to move towards their destination, either public transportation or some other venue, and what we have done is we have intentionally designed a number of egress points that will take people to their prime -- and we have this that allows people to walk around to think what they're doing next and not be creating a lot of dense pedestrian traffic right on the street edge. and just by comparison you can see the red dots on the right of the two entry and exit primary entry points into the arena
